WHAT LIES AHEAD FOR A HISTORICALLY STABLE MIDWESTERN HOUSING MARKET FACING SURPRISING PRICE INCREASES?

SUMMARY

Eau Claire County, the City of Eau Claire, and the City of Altoona retained czb to undertake a Regional Housing Study to examine housing market conditions across Eau Claire County and identify issues and opportunities that the County and its communities, including Eau Claire and Altoona, may seek to address in the future. The Eau Claire area has historically been fairly affordable, but with slow and steady population growth. Since 2013, the average sale price of homes has risen by almost 100%. Understanding the factors shaping housing demand, both today and in the future, are key to making effective local policy. 


Engaging the community in the conversation.


At the project's halfway point, the czb team and local planning staff hosted open houses to share preliminary findings and gauge community perspectives on housing issues ranging from affordability concerns to worries about the location and intensity of new development.
