how should a nonprofit deploy its housing toolkit to spur revitalization?

SUMMARY

czb was invited to Danville in 2020 to study the city’s housing market and advise the Danville Neighborhood Development Corporation (DNDC) on housing development activities to aid in the community’s revitalization efforts.

The analysis provided an overview of market conditions and described the challenges and opportunities in Danville’s weak real estate market. We ultimately recommended against the addition of newly built, subsidized affordable housing as the need for subsidy would become permanent. Instead, recommendations focused on smaller scale neighborhood-based activities to stabilize markets and build future demand while laying the ground work for eventual real estate redevelopment activities.
